Keep building issues separate
If the event also involves a broken stair, leak, appliance, or building condition, preserve landlord communications. The building owner’s responsibility and the tenant’s liability claim are separate questions.
Find the liability and defense provisions
Read the personal liability limit, defense language, exclusions, and any separate medical-payments coverage. Business activity, intentional acts, vehicles, and other exclusions can matter depending on the event.
Identify the liability allegation
A renters liability claim may involve bodily injury or damage to someone else’s property. Start by writing down what the other person says happened and what damages they are claiming.
- Incident date, location, and people involved.
- Photos, video, witnesses, or property-damage estimates.
- Letters, emails, medical bills, or demands received.
